Three months after purchasing the 716-room ResortQuest Waikiki Beach Hotel for $107 million, a partnership involving Deutsche Bank and ResortQuest International has listed one of the property's two towers for sale.
The hotel owner retained real estate firm CB Richard Ellis Hawaii Inc. to sell the 72-room mauka tower, a separate fee-simple property that for years has been integrated with the 644-room main tower on leasehold land fronting Kalakaua Avenue.
The mauka tower, at the corner of Lemon Road and Paoa-kalani Avenue, is being marketed without an asking price.
The city, for property tax purposes, values the tower at about $6 million, and the past two owners have valued their purchases of the tower at about $8 million.
Kelvin Bloom, ResortQuest Hawaii president, said the two towers have worked well together but the partnership wants to take advantage of Hawai'i's strong real estate and tourism markets by offering the mauka tower for sale.
A buyer would have the option to change management of the tower or retain ResortQuest. Zoning for the property allows time-share and other commercial uses including restaurants.
The seller is a joint venture between Deutsche Bank affiliate DB Real Estate Opportunities Group and Gaylord Entertainment, parent company of ResortQuest.
