Record median home price set on Kaua'i

The median price of single-family homes sold on Kaua'i last month set a record at $750,000 — the highest in the state during September.
The record price was 40 percent higher than the median of $535,000 a year earlier, and was up $101,000 from August's median of $649,000, according to Hawai'i Information Service. Kaua'i single-family homes previously set a median price record in July at $700,000.
Median home prices tend to fluctuate more on Kaua'i compared with other major Hawaiian Islands because a relatively small number of transactions (typically 50 to 70 a month) can more easily sway the median, which is a point where half the homes sold for more and half for less.
Still, the midpoint price for single-family homes on the Garden Isle was the second-highest ever reached statewide. Maui set the high mark at $780,000 in May. Maui's median single-family home price last month was $689,750.
For condominiums, the median sale price last month on Kaua'i was subdued, rising just 2 percent to $405,000 compared with $397,500 a year earlier. In August, the median was $467,500.
The number of Kaua'i home sales was high, up 40 percent for single-family homes to 70 compared with 50 a year earlier, and up 35 percent for condos to 54 compared with 40 a year earlier.
Hawai'i Information Service also released August data for the number of home sales on Kaua'i that had been delayed. There were 55 single-family home sales, down 5 percent from 58 a year earlier. There were 58 condo sales, up 38 percent from 42 a year earlier.
